Four men on construction field

Prologis Park Łódź will soon welcome a new customer after an event to mark the symbolic commencement of construction for a new factory for Ziehl-Abegg. Joachim Ley, COO of Ziehl-Abegg, Paweł Sapek, Prologis Regional Head for Central Europe, Adam Pustelnik, the Deputy Mayor of Łódź and Piotr Brańka, Board Member of Bremer came together to cut the ribbon on the major new investment.

Ziehl-Abegg is a leader in the development and production of ventilation, control and drive technologies. The company will lease 17,000 square meters in a brand-new Build-To-Suit space at Prologis Park Łódź, creating 400 jobs. The facility is scheduled for commissioning on June 1, 2023.

“Megatrends such as digitization, climate change and urbanization are enhancing demand, and necessitate a significant increase in our production capacity. That’s why we decided to invest approximately EUR 50 million in this new production plant in central Poland. We plan to create 300 to 400 new jobs here within five years,” said Joachim Ley, COO of Ziehl-Abegg.

“I am extremely happy with this new investment in Łódź, which constitutes a further development of the areas which we allocated to industrial activities many years ago. The new factory producing fans will employ 400 people, which is excellent news for Łódź. Every investment and each new job created in our city is a joy, so thank you", said Adam Pustelnik, Deputy Mayor of Łódź.

The DC1 building will have a clear height of 12 meters, and will focus on saving energy and the use of renewable energy sources. It will be subject to BREEAM certification and submitted for an "Excellent" rating, confirming that the space meets the highest international standards of sustainable construction.

“Locating a factory in a logistics park is a decision that requires three things – a stable partner, favorable utility prices, and an attractive working environment for future employees. We deliver all of these at Prologis Park Łódź. Transparency of costs, a simple Clear Lease® contract, the use of renewable energy sources, and a glass façade for the office part of the building will all be featured when the company starts operating here in mid-2023,” said Piotr Lenczewski, Prologis Leasing & Customer Experience Manager.

The warehouse will be equipped with the latest solutions, with the entire roof area prepared for a photovoltaic installation. Destratificators will meanwhile be placed in the building, enabling heat recovery by drawing heated air from the ceiling to the lower parts of the space. Heat pumps may also be installed.

Natural daylight will account for up to 12.5% of the lighting in both office and warehouse spaces. The building will have increased thermal insulation in the walls and roof, significantly reducing the energy consumption required for heating and cooling. And in keeping with our PARKlife™ initiative, green spaces are also planned, including the construction of a sports pitch for team games.

The transaction was brokered by the CBRE agency.

Ziehl-Abegg committed throughout to cost transparency and a location which helps attract and retain qualified employees. The possibility of adjusting the space according to the required level of production was also very important. The solution proposed by Prologis matched our client's needs very well," said Maciej Gierak, Associate Director, Warehouse Space at CBRE.
