Opportunity
UPM Raflatac, a leading Finnish global supplier of pressure-sensitive label materials, was encouraged by results in Poland and decided to increase its production volume with a new factory near an existing facility with good international connections.

Challenge
UPM Raflatac and JLL conducted an analysis of offers presented by the most important developers in Poland and found Prologis proposed the best solutions.

Timing was of the utmost importance, and Prologis delivered the facility one month ahead of schedule in December 2011. The project required a location near UPM Raflatac’s existing manufacturing facility with easy access to major highways for national and international distribution.

The facility needed to meet complex manufacturing needs and offer guaranteed expansion capacity, as well as space to accommodate storage, warehousing and production services, ample office space, docks and parking.

Solution
This was the first building developed in Prologis Park Wroclaw V. The site’s location in the immediate vicinity of international transportation routes contributes to its unique appeal for global manufacturers. The park is in the town of Nowa Wies Wroclawska, 3 kilometers southwest of the Bielany junction, and between the A4 expressway (access to Berlin, Wrocław, Krakow and Ukraine) and route E261.

In the new building, Prologis applied unconventional solutions to deliver a project customized to meet the requirements of UPM Raflatac. We considered both sustainable and economic aspects to ensure the facility met strict environmental impact standards, while at the same time helping UPM Raflatac expand its manufacturing capacity efficiently.

We equipped the 19,111 square meter building with extra ventilation and heating to achieve temperatures over 18 degrees Celsius, transformer stations, different floor levels and a concrete floor with a load-bearing capacity of 10 tons per square meter. We added external ramps and canopies to the corners of the building, as well as partition walls with gates to help separate operations.

Sustainable and safety features include natural daylight, optic smoke detection for the entire warehouse and office/social block, and sprinklers and cooling in the office. The building received a BREEAM “Pass” accreditation.

Lesson
The strategic locations of Prologis parks are a big draw for global manufacturers. Good access to international routes and proximity to end consumers are important to the best brands and businesses, resulting in faster leasing. In addition, Prologis’ proven ability to deliver highly customized solutions in short timeframes is of tremendous value.
