Opportunity
Tradis is a leading wholesale distributor that is part of the giant Eurocash Group. As the largest Polish company involved in the wholesale distribution of fast-moving consumer goods such as food products, household chemicals, alcohol and tobacco products, Eurocash demands the most complex, hi-tech and large-scale distribution solutions, and turned to Prologis to meet the rapidly growing business needs of its Tradis subsidiary.

Challenge
Tradis was looking for a self-contained site in a strategic location that enabled nationwide distribution to the tens of thousands of small shops in Poland that make up 40 percent of Poland’s retail food outlets. Prologis was the natural partner to deliver this solution[RP1]  given its long experience and success in providing solid and reliable real estate solutions, with timely project delivery and the flexibility to enable future growth of the development.

Solution
The distribution center built for Tradis is the third building constructed at Prologis Park Wrocław V, the largest and most modern distribution park in the Wrocław area. The excellent location contributes to the park’s unique appeal. It is located in the town of Nowa Wieś Wrocławska, 3 kilometers south-west of the Bielany junction, between the A4 expressway (Berlin - Wrocław - Kraków - Ukraine) and route E261. The park lies along Wrocław's western ring road, giving easy access to that major Silesian consumption center.
The environmentally friendly facility fulfills all the needs for the secure storage of goods, including food, with three temperature zones: ambient, chilled and frozen. There is a box-in-box frozen area with the necessary floor, wall and roof insulation. The complex features modern technological solutions allowing for the conservation of energy in the park's warehouse and office areas, with a battery charging room. Fast and efficient distribution is achieved by the 33 dock levelers, two drive-in doors, a 35-meter-deep truck court, and increased car and truck parking. There is an increased clear internal height to 10.7 meters.

Lesson
The distribution of goods with short shelf lives, such as food products, require very specific locations and highly tailored solutions that Prologis has a strong track record in providing.
